Do I have to have my boiler serviced?  

Whilst you do not have to have your boiler serviced annually it is highly recommended as not only does it prolong the life of the appliance it can help prevent breakdowns and leaks.

If your system is fossil fuel burning appliance any appliance left unchecked could leave you at risk of carbon monoxide poisoning. Some symptoms of carbon monoxide poisoning are:

  • Tiredness
  • Nausea
  • Headaches
  • Vomiting
  • Dizziness

Gas Safe also advises that it is an extremely good idea to have your gas pipework inspected at the same time as having a gas safety check, every year and its law if you’re a landlord.

Landlords know your gas safety responsibilities 

As a landlord, you should be aware that you are responsible for the safety of your tenants. Your legal duties apply to a wide range of accommodation occupied under a lease or licence, including (but not limited to): 

  • Residential premises provided for rent by local authorities, housing associations, private sector landlords, co-operatives, hostels. 
  • Rooms, let in bed-sit accommodation, private households, bed and breakfast accommodation and hotels.
  • Rented holiday accommodation such as chalets, cottages, flats, caravans and narrow boats on inland waterways.

The Gas Safety (Installation and Use) Regulations 1998 outline the duties of landlords to ensure gas appliances, fittings and chimneys/flues provided for tenants are safe.

My OIL FIRED BOILER is not working as well as it was previously, does it need serving?

There are many reasons why the efficiency of an oil fired boiler could be reduced. Here are a few:  

  • Excessive smoke and partially burnt fuel deposits can cause soot to form within the boiler heat exchanger, restricting the amount of heat that can be transferred into the heating system water. The cleaner the heat exchanger, the more efficient the boiler will be.
  • Oil nozzles regulate how much oil passes through the burner. The nozzles are consumable items that wear over time affecting combustion and lowering boiler efficiency. If they are not replaced, they could cause “sooting up” of the heat exchanger due to too much fuel passing through the burner.
  • Photocells can glaze over with deposits. Photocells are an important safety feature which detects whether the boiler has lit. If a photocell is dirty it may not be able to detect the burner flame correctly and could cause the boiler to shut down randomly. Boilers frequently switching on and off will be less efficient than those running for longer periods. 
  • Electrodes can wear and attract soot and deposits. Electrodes produce a spark to light the fuel, if they are worn or in poor condition the boiler may not light. Again, causing inconvenience, inefficiency and increasing fuel cost.

    My GAS APPLIANCE is not working as well as it was previously, does it need serving? 

    Gas Safe advises that if you notice any of the following warning signs, you’ll want to get your appliance serviced right away:

    • The gas appliance is not working properly
    • The appliance is burning with a lazy yellow flame rather than a crisp blue one
    • Black marks/stains are evident around the gas appliance
    • The pilot light keeps going out
    • There is increased condensation in the room
