Whilst you do not have to have your boiler serviced annually it is highly recommended as not only does it prolong the life of the appliance it can help prevent breakdowns, leaks and carbon monoxide poisoning.

However if you are a Landlord you MUST by law make sure that all appliances, pipe work and flues are maintained in a safe working condition. In 1996 the government made law that all landlords who rent part, or all of property, must have all gas appliances and pipe work checked and a certificate to prove it every 12 months. You must provide your tenant with a record of safety checks completed within 28 days of the check and you must keep a copy for two years.
