  • Baker House - Communal Heating System Upgrade
    Background: Advanced Maintenance UK Ltd was appointed to deliver a full communal heating system replacement at Baker House, a residential development in Hampshire providing accommodation across multiple apartment blocks. The existing heating system was beyond its serviceable life, with frequent failures impacting both resident comfort and maintenance budgets. Scope of Works: Removal of the outdated central heating plant Installation of a new high-efficiency cascade boiler system Replacement of associated pipework and plant room components Installation of a modern Building Management System (BMS) Full system testing, commissioning, and client handover Challenges: The building remained fully occupied during the works. Temporary boiler solutions were installed to ensure continuity of heating and hot water services for residents, minimising disruption throughout the project. Results: Significant improvement in system reliability and operational efficiency Energy savings achieved through modernisation of plant and controls Positive feedback received from the client and residents regarding communication and continuity of service Project completed on time and within the agreed budget of approximately £1,039,189.00 + VAT
  • Nibe Upgrade Project - Residential Heating and Ventilation System Replacements
    Background: Advanced Maintenance UK Ltd was appointed by A2 Dominion to deliver an ongoing replacement programme for aging Nibe heating and ventilation systems across multiple residential properties in London, Guildford, Oxford, and Reading. The objective was to enhance energy efficiency, system reliability, and resident comfort through the phased replacement of older Nibe units with new, high-efficiency Nibe F730 models. Scope of Works: Each installation involved: Isolation and removal of the existing Nibe system Installation of upgraded plumbing and electrical connections to support the new unit Core drilling for new vents and ducting, with cherry picker access where required Modification of ducting to fit the new air mixing valves, with full insulation Full commissioning of systems, including setting airflows to Building Regulation standards Resident orientation sessions to ensure understanding of the new system’s operation Challenges: The project required careful coordination to minimise disruption to residents, including the provision of temporary heaters where necessary. All installation works were completed with a focus on maintaining clean, safe environments, and completing any necessary remedial works to a high standard. Results: Improved energy efficiency and operational reliability across participating properties Reduction in energy consumption and carbon footprint, supporting A2 Dominion’s sustainability goals Positive resident feedback following each installation Ongoing commitment to completing approximately 151 unit replacements over the course of the programme
  • Crosfields School - Heating System Upgrade
    Project Overview: Crosfields School needed a reliable heating upgrade to ensure precise temperature control for their indoor swimming pool and associated buildings. Advanced Maintenance UK Ltd proposed and delivered a 400kW Potterton Evomax boiler cascade system, improving energy efficiency, equipment lifespan, and system reliability while ensuring minimal downtime. Scope of Works: Phased removal of old boilers with continuous partial heating maintained. Installation of four 100kW Potterton Evomax boilers on a cascade frame. New plate heat exchanger fitted to protect the new system. Integration with the school's BMS (Building Management System). Less than four hours of total heating downtime during final changeover. Challenges: Critical need to maintain stable swimming pool temperatures. Requirement for minimal downtime and zero disruption to school activities. Ensuring longevity and low maintenance for the new heating system. Outcome: Achieved stable, efficient heating with built-in redundancy (cascade system). Protected new boilers from system contamination with plate heat exchanger. Maintained continuous building and pool operations without disruption. Secured a 5-year manufacturer warranty and Gas Safe certification for the client.
  • Sparsholt & Andover Colleges - Mechanical Maintenance Services Contract
    Project Overview: Advanced Maintenance UK Ltd delivered mechanical maintenance services across two educational sites for the Sparsholt College Group. The contract, spanning ten years, supported a rural residential campus and a town-centre college, ensuring critical heating, plumbing, and electrical services were maintained safely, compliantly, and with minimal disruption to learning. Scope of Works: Dedicated on-site engineer for daily tasks and urgent repairs. Planned Preventative Maintenance (PPM) for heating, plumbing, and electrical systems. Emergency out-of-hours callout coverage, 365 days a year. Full statutory compliance support, including gas safety, legionella management, and DBS safeguarding standards. Challenges: 24/7 campus occupancy with extensive residential blocks. Strict requirement to avoid disruption to teaching and exams. Diverse technical needs across workshops, labs, and specialist facilities. Safeguarding and health & safety compliance within a complex estate. Our Approach: Full-time multi-skilled engineer with Oil and LPG qualifications stationed across both sites. PPM schedules aligned with academic timetables to reduce disruption. Jira integration for seamless fault reporting and priority response. On-site spare parts stock to maximise first-time fix rates.   • Kimera Facilities Management UK Ltd - Commercial Plantroom Refurbishment
    Project Overview: Advanced Maintenance UK Ltd was appointed by Kimera Facilities Management to carry out a full refurbishment of the heating plantroom serving a prestigious Grade II listed building. The project involved upgrading the existing gas-fired heating system to a modern, energy-efficient solution, while maintaining the architectural sensitivity of the site. Scope of Works: Removal of redundant heating plant, pipework, and controls. Supply and installation of new high-efficiency boilers, pumps, and associated plant. Integration with existing systems and protection of Grade II listed building fabric. Installation of new gas safety controls and updated BMS connections. Full testing, commissioning, and handover documentation provided. Challenges: Working within a live occupied building with restricted access. Navigating tight site constraints while protecting the listed structure. Minimising downtime for critical services during the refurbishment phase. Scope of Works: The works were delivered in two carefully managed phases: Strip-Out: Full isolation of electrical and gas supplies for contractor safety Implementation of freeze and isolation techniques to preserve the main heating system Removal of outdated Hamworthy Wessex boilers, redundant heating pumps, pressurisation units, and associated electrical infrastructure New Installation: Installation of three new Vaillant Ecotec Plus 120kw condensing boilers Upgrades to the heating pumps, pressurisation unit, and heat exchanger New pipework installations linked to existing valve connections Fitting of a double-skin flue system and extension through the original chimney Installation of a new Building Management System (BMS) and full controls upgrade Challenges: Maintaining the integrity of a Grade II listed structure required strict adherence to conservation standards. Disruption to residents was minimised through effective liaison and careful project phasing, ensuring continuity of essential services throughout the works. The project focused on decarbonisation through a hybrid solution combining air source heat pumps, solar PV, and upgraded gas-fired plant, helping to future-proof the site while ensuring continuity of service. Scope of Works: Installation of air source heat pumps to supplement traditional gas heating. Supply and installation of solar PV systems for on-site renewable energy generation.
