Healthcare Maintenance & Compliance

Trusted heating, plumbing, air conditioning, and compliance support for care homes, hospitals, and specialist healthcare environments across the South of England.

Healthcare maintenance is not commercial maintenance with extra paperwork. It is delivery within environments where residents may be vulnerable, unwell, distressed, or unable to articulate when something has gone wrong. Where loss of heating or hot water is not an inconvenience but a clinical and safeguarding concern. Where contractors attending site need DBS clearance, infection-control awareness, and the kind of judgement that only comes from years inside live care settings.

Advanced Maintenance UK Ltd has been delivering building services to healthcare providers since 1998. We have supported Voyage Care since 2013 and Cygnet Healthcare for over five years, alongside ongoing delivery for NHS trusts, care home groups, mental health facilities, and supported living providers across the South of England.

Most of the relationships we hold today started as a single piece of work that went well. That's the model: deliver carefully, evidence properly, build trust through reliability.

Why Healthcare Providers Choose Us

We're not the cheapest contractor on most tender lists, and we don't try to be. Healthcare maintenance failure carries consequences our cheapest competitors are not equipped to manage, CQC scrutiny, safeguarding incidents, distressed residents, named-and-shamed press coverage, and most importantly, harm to people in the care of organisations that depend on us. Here's what justifies the price.

Engineers who understand clinical environments

Most of our engineers have spent years working in care homes, supported living facilities, mental health units, and hospital settings. They know what anti-ligature fittings look like and how to handle them. They understand why a noisy job at 2pm in a dementia unit is a problem. They recognise when a resident is becoming distressed and adjust accordingly. They communicate calmly with care staff and don't require translation.

This isn't a checkbox. It's the kind of awareness that comes from over a decade of continuous delivery into Voyage Care, Cygnet, and similar providers, and it's why those relationships have lasted.

One contractor, multi-trade coordination

Care environments rarely have neat single-trade problems. A loss of hot water might be heating, plumbing, or both. A damp issue might be ventilation, plumbing, or building fabric. An emergency in a kitchen might involve gas, water, and electrical considerations.

We are directly employed across heating, plumbing, ventilation, and basic electrical compliance, with specialist partners for FGAS air conditioning, EICR work, and lightning protection, all governed under our framework. One contractor, one reporting trail, fewer different people in your residents' homes.

Compliance built around healthcare specifics

All works are logged through Simpro with full audit trail. Documentation is structured to be usable by:

  • CQC inspections

  • HSE reviews under ACoP L8 (Legionella) and HSG274

  • Internal governance and clinical safety boards

  • Insurance and indemnity reviews

  • Group estate audits across multi-site portfolios

Records are exportable in CSV, yours to keep, even if our contract ends. Most contractors lock data inside proprietary systems and call it a feature. We don't.

Compliance evidence

We hold:

  • CHAS Elite, Constructionline Gold, SafeContractor

  • ISO 9001:2015 (Quality) and ISO 14001:2015 (Environmental)

  • Gas Safe, OFTEC, G3, MCS, RECC, FGAS registrations as relevant

  • £10m public liability and £5m professional indemnity

  • All engineers DBS-checked

  • Independent annual H&S audits by THSP

  • RAMS produced via THSP, managed in Simpro

This isn't paperwork for tender forms. It's the operational discipline that lets us work confidently in environments containing vulnerable adults, children, and clinically dependent residents.

Continuity for 24/7 environments

Care environments don't pause for maintenance. Where major works are required, we provide temporary plant rooms, water tanks, and heating solutions to keep residents in supply throughout. Resident liaison is built into larger projects, not bolted on at the end.

What It's Like to Work With Us

The clearest evidence of how we work is how long we've been working. Voyage Care became a client in 2013. That's 13 years of continuous service across their estate, heating, plumbing, ventilation, and remedial works in supported living and mental health environments where a single bad engineer visit can damage relationships built over years. We've been kept on because we don't damage those relationships.

Cygnet Healthcare has been a client for over five years. Cygnet operates secure mental health and learning disability services where anti-ligature requirements, clinical safeguarding protocols, and risk-aware behaviour aren't preferences; they're prerequisites. We deliver across their sites under those standards.

Alongside these long-term relationships, we support NHS trusts, care home groups, and specialist providers across the South of England, delivering heating, plumbing, air conditioning, and compliance work into environments where consistency and judgement matter more than scale.

What you'll notice quickly:

  • Phones get answered. During business hours, by people who know what's happening on your contracts. Out of hours, by engineers who understand what "no heat in a care home in winter" actually means.

  • Engineers turn up appropriately presented. DBS-checked, inducted to your site protocols where required, and competent to be in a clinical environment without supervision.

  • Resident communication is respectful. Vulnerability flags, behavioural awareness notes, and access protocols are captured and respected at attendance.

  • Documentation arrives the day the work is done - not three weeks later when someone chases.

  • Escalation is honest. When something needs to be escalated, you'll hear it from us first, with a plan attached.

These aren't glamorous differentiators. They're the operational truths that decide whether 13-year relationships happen.

Our Healthcare Services

Every service is delivered by qualified engineers, evidenced through Simpro, and structured to meet the statutory and regulatory expectations placed on healthcare providers today.

Heating & Hot Water

Our largest healthcare service line by some distance. Reactive and planned heating support across domestic, communal, and plant room systems, Gas Safe, OFTEC, and G3-qualified, with 24/7 emergency response prioritising loss of heat or hot water in occupied care environments.

Communal plant room work includes condensing boiler upgrades, BMS integration, asbestos management protocols, and temporary plant rooms during major works. Asset-tagged PPM scheduling auto-flags upcoming compliance deadlines. Audit-ready evidence packs suitable for CQC, internal governance, and insurance review.

In healthcare, heating isn't comfort, it's clinical safety, infection control, and continuity of care. We treat it that way.

Plumbing & Legionella Control

Reactive and planned plumbing across domestic and clinical environments, leaks, bursts, anti-ligature fittings, pipe and waste repairs, kitchen and bathroom upgrades, pressure balancing, and full making-good.

Legionella remedial works delivered in line with HSE ACoP L8 and HSG274, risk assessment follow-up, temperature monitoring, sampling, dead-leg removal, tank cleaning, disinfection, and lagging upgrades. Documentation logged in Simpro, exportable to CSV, defensible in HSE or CQC review.

This service line has more than doubled in healthcare delivery over the past 12 months. We have the team and capacity for further growth.

Air Conditioning

A more substantial part of our healthcare delivery than people often expect. Care environments need stable temperatures for patient comfort, medication storage, equipment performance, and clinical safety. We provide servicing, repairs, and FGAS-compliant interventions for split systems and larger commercial units.

All works delivered by FGAS-certified engineers, with leak checks, environmental compliance, and full documentation captured through Simpro. Coordinated with your existing maintenance schedule to minimise disruption to clinical and care areas.

Damp, Mould & Ventilation

Damp and ventilation issues in healthcare settings are not just property problems, they affect respiratory health, infection control, and resident wellbeing. Our approach focuses on root-cause diagnosis across heating, ventilation, plumbing, and building fabric, with remedial work coordinated across trades where the cause spans more than one system.

Ventilation servicing, MVHR, MEV, PIV, delivered with consideration for noise, air quality in clinical areas, and minimal disruption to occupied environments. Suitable for Part F compliance and aligned with healthcare-specific air quality expectations.

Electrical Safety & Compliance

EICRs delivered through approved specialist partners under our governance, clear C1/C2/C3/FI coding, prioritisation of safety-critical defects, prompt remedial completion, consumer unit upgrades, smoke and heat detector installations.

Full certification suitable for CQC review and insurance audit.

Specialist Environments

Some healthcare settings need more than competent maintenance. They need engineers who understand:

  • Anti-ligature requirements in mental health and secure environments - fittings, plumbing, and remedial works delivered to the standards Cygnet and similar providers require

  • Behaviour-aware working practices for residents with dementia, learning disabilities, autism, or complex needs

  • Infection control protocols in clinical, sub-acute, and high-dependency environments

  • Safeguarding flags captured at booking and respected at attendance

This isn't a service line, it's the way we deliver the services above when the environment demands it. Built through 13 years of continuous delivery into specialist healthcare providers.

Governance, Evidence & Compliance

For estates managers, compliance leads, and tender teams evaluating us, our delivery is structured to be visible, traceable, and defensible.

All works are logged through Simpro, with records typically including:

  • Job notes, fault descriptions, and resident vulnerability flags

  • Before-and-after photographs and test results

  • Certificates, commissioning sheets, and compliance documentation

  • Resident or staff access and completion confirmation

  • Closure notes cross-referenced to statutory deadlines

  • Exportable CSV - your records remain accessible even if our contract ends

Independent oversight is maintained through annual H&S audits by THSP, with RAMS produced and managed through Simpro. All engineers are DBS-checked, trained in safeguarding, and inducted to client-specific protocols where required.

Documentation is designed to be usable by CQC inspectors, HSE reviewers, internal compliance leads, group estate audits, and insurance assessors - without reformatting or follow-up queries.

Governance, Evidence & Compliance

Social value commitments must be measurable, deliverable, and embedded in how we operate, not headline claims for tender purposes.

Real Living Wage employer across our workforce and supply chain.

5-star: Excellent company

Really excellent company. Reliable and skilled team. All costs are explained upfront, and best advice given. They fitted my first boiler years ago, and my new one just over a year ago.

More recently they’ve carried out a range of gas works and serviced the boiler.
