Trusted heating, plumbing, ventilation, and compliance support for offices, retail units, and multi-site estates.
You're probably reading this for one of two reasons. Either something has just gone wrong, a boiler's failed, a leak's appeared, a ventilation system's stopped working, and you need someone reliable on site quickly. Or you're scoping a longer-term contractor for your estate, and you're somewhere on the journey of comparing options, building shortlists, and asking the right questions before you commit.
Whichever it is, we can help. Advanced Maintenance UK Ltd has supported commercial clients across the South of England since 1998, providing the qualified engineers, accredited delivery, and clear evidence that businesses, landlords, and managing agents rely on.
Why Commercial Clients Choose Us
We're not the cheapest. We've never tried to be. What we offer is something most clients tell us is harder to find than they expected, a commercial maintenance partner that does what it says, when it says, and documents it properly. Here's what that looks like in practice.
Engineers who actually know your building
Most of our engineers are directly employed by us, not subcontracted. They're multi-skilled across heating, plumbing, ventilation, and compliance work, which means fewer return visits, fewer different faces on your site, and faster diagnosis when something doesn't add up.
Where it's practical, we keep the same engineer attending the same client over time. It's not always possible, engineers move, clients grow, schedules change, but we work hard to maintain continuity, because the engineer who knows your building is worth more than the cheapest one we could send.
Response times that match your urgency
A failed boiler in November is not the same as a routine PPM visit. We don't pretend otherwise. Our response is graded to the situation, same-day attendance for genuine emergencies, predictable scheduling for planned works, and clear timeframes you can actually plan around.
This isn't because we're faster than every competitor. It's because we're honest about what's actually achievable, and then we deliver it.
Documentation built for audit
Every job we do is logged, tracked, and evidenced through Simpro, our operational platform that holds job notes, photographs, certificates, compliance records, and closure confirmations. When your facilities manager asks for proof of works, your insurer needs evidence of compliance, or your auditor wants traceability across sites, we don't have to scramble to find it.
We've invested heavily in this approach because we know commercial clients spend more time chasing paperwork than they should. Our job is to remove that friction, not add to it.
Multi-trade coordination, one accountable partner
Most commercial maintenance issues don't sit neatly within one trade. A damp problem might be caused by ventilation, or heating, or plumbing, sometimes all three. A failed plant room investigation often crosses gas, water, and electrical compliance.
Our team is built around that reality. We have long-standing engineers and office staff who've worked across multiple trades and sectors for years. When you call us about a complex problem, you get one accountable team that resolves it at source, rather than three contractors blaming each other.
Compliance you can actually defend

Independent annual H&S audits are conducted by THSP. RAMS are produced via THSP and managed through Simpro. Engineers are DBS-checked where required and trained in site inductions.
This isn't a checklist for its own sake. It's the foundation that lets us work confidently in environments where compliance failure carries real consequences, for tenants, for landlords, and for the businesses our clients are responsible to.
27 years of accumulated knowledge
Some of our clients have been with us for over a decade. Some of our engineers have been with us almost as long. That continuity matters when you're maintaining buildings whose systems were installed before half the FM industry existed.
We know which valves stick on which housing developments. We know which boiler models are nearing end-of-life across which estates. We know the access constraints, the awkward plant rooms, the contracts where the documentation never quite caught up with reality. That knowledge isn't on a spreadsheet, it's in our team.
What It's Like to Work With Us
Most commercial clients we work with already have a contractor in place when we first meet them. We respect that. Switching providers is disruptive, and changing for the sake of change rarely ends well.
So our relationships often start small.
A reactive job we attend quickly when an incumbent contractor couldn't. A second opinion on a remedial scope. An emergency call-out one weekend that gets handled professionally. From there, when clients are ready, engagement grows. We become the go-to for specific service lines. Then for whole sites. Then for portfolios.
It's a slower way to build a business than aggressive sales. It's also why most of our largest clients started as small ones.
For new clients dealing with an immediate problem, this means there's no pressure to commit to anything beyond solving what you've called us about. We'll attend, fix, evidence, invoice, and if you never call us again, that's fine. But if you do, we'll be ready.
For larger clients evaluating us through a procurement or tender process, this means we're comfortable being assessed gradually. Trial frameworks, pilot sites, single-trade contracts that grow into multi-disciplinary support, these are routes we've taken with major housing associations, FM providers, healthcare trusts, and education clients across the South of England. None of those relationships started with a full estate. All of them started with a single piece of work that went well.
What you'll notice quickly:
-
Phones get answered. During business hours by people who know what's going on. Out of hours, by people who can actually help.
-
Communication is proactive. You'll hear about delays before they become problems, not after.
-
Handovers are clean. Jobs close properly, with documentation in your hands, not stuck in someone's pending tray.
These are not glamorous differentiators. But they're the ones our clients tell us matter most.

OUR SECTORS

5-star: Excellent company
Really excellent company. Reliable and skilled team. All costs are explained upfront, and best advice given. They fitted my first boiler years ago, and my new one just over a year ago.
More recently they’ve carried out a range of gas works and serviced the boiler.
