Case Study: Baker House – Communal Heating Upgrade

 

This project shows how the communal heating system at Baker House was transformed from an outdated, unreliable plantroom into a modern, efficient installation serving 72 homes.

The existing boilers were failing regularly, causing disruption and high maintenance costs. A full upgrade was required, but the works had to be carried out with minimal impact on residents, who relied on continuous heating and hot water.

Our team installed a temporary plantroom to ensure uninterrupted service while we removed the old cast iron boilers and pipework. We then fitted 10 high-efficiency condensing boilers, inverter-driven pumps, and a bespoke flue system, all fully integrated into a new Trend BMS with automatic safety shut-offs. Pipework was replaced and insulated, exterior runs were colour-coded, and corroded galvanised pipes were replaced within apartments to protect long-term water quality.

The result was a safe, efficient, and future-ready heating system that reduced breakdowns, lowered running costs, and improved resident comfort. Every stage was carefully planned and documented, from asbestos management to final commissioning, providing the client with an audit-ready compliance pack and long-term confidence in system performance.
