Ventilation Services – Healthy Air, Damp & Mould Prevention
Effective ventilation is essential for safe, healthy, and efficient buildings. Without it, properties are more vulnerable to damp and mould growth, poor air quality, tenant complaints, and rising compliance risks.
At Advanced Maintenance UK Ltd, we provide specialist ventilation services across housing, healthcare, education, and commercial sites. From simple extract fans to full MVHR systems, our engineers deliver servicing, upgrades, and compliance-ready documentation that protect both people and property.
With over a decade of experience, we also advise where recurring damp or air quality issues persist, ensuring the right system, correctly installed, with the right ongoing maintenance.

Services We Offer
Our ventilation services cover the full lifecycle of systems across housing, healthcare, and education properties. We don’t just repair faults, we provide proactive maintenance, system upgrades, and compliance-ready reporting.
-
Servicing and upgrades of MEV and MVHR systems: Ensuring units perform to design standard, with filters replaced, airflow balanced, and faults rectified before they impact residents.
-
Fan replacements, ductwork repairs, and extract balancing: From single kitchen and bathroom fans to large-scale ductwork runs, we restore effective ventilation quickly to stop damp and mould taking hold.
-
Ventilation installation or remediation: Designing and installing new systems, or correcting underperforming ones, to bring properties back to compliance.
-
Positive Input Ventilation (PIV) systems: Installed and commissioned to improve background ventilation where properties are vulnerable to condensation and poor air circulation.
TM59 – Overheating and Ventilation
Alongside damp and mould, housing providers are also under pressure to manage the risk of overheating in homes. The Chartered Institution of Building Services Engineers (CIBSE) developed TM59 as best practice guidance for assessing whether properties are at risk of becoming too hot, particularly during summer months and heatwaves.
While TM59 is not legislation, it is increasingly referenced by housing associations, developers, and regulators. The guidance highlights how effective ventilation, whether natural or mechanical, is critical in keeping homes within safe comfort limits.
At Advanced Maintenance, we support housing providers by:
-
Servicing and upgrading ventilation systems to maintain airflow.
-
Ensuring MVHR and MEV systems perform effectively year-round.
-
Providing evidence and reporting that aligns with TM59 best practice.
By combining damp and mould prevention with overheating awareness, we help landlords create healthier, compliant living environments all year round.
Why It Benefits You
Choosing Advanced Maintenance for ventilation services gives housing providers more than just functioning systems.
-
Improved resident wellbeing: Effective ventilation creates healthier homes, reducing the risk of respiratory illness and complaints.
-
Compliance reassurance: Our services are aligned with statutory duties such as Awaab’s Law, backed by evidence packs that demonstrate timely and effective action.
-
Reduced complaints and repeat visits: addressing root causes means fewer return jobs, less disruption for tenants, and lower costs for landlords.
-
Longer asset lifespan: planned servicing extends the life of fans, ductwork, and MVHR units, protecting investment.
-
Joined-up service delivery: with heating, plumbing, and ventilation all under one roof, we remove the gaps that occur when multiple contractors are involved.
Our Approach
We believe ventilation services should be transparent, structured, and measurable. Our approach is designed to give housing providers confidence that issues are resolved properly and compliance obligations are met.
-
Assessment: We begin with a thorough review of the property and its ventilation systems. This may include site surveys, airflow testing, and reviewing resident reports of damp, mould, or overheating.
-
Recommendation: Findings are categorised and translated into clear options: minor remedials, system upgrades, or long-term maintenance strategies. Each recommendation is linked to compliance and tenant wellbeing.
-
Delivery: Our engineers carry out the works, whether that’s fan replacements, ductwork repairs, MVHR servicing, or new system installation.
-
Evidence: Every job is closed with photographs, commissioning sheets, airflow readings, and electrical certificates where required. Reports are compiled in Simpro for audit purposes, giving housing providers a ready-made compliance record.
Case Study: Unitherm e.VEN EAHP – Heating & Ventilation
This project involved replacing an outdated heating and ventilation unit with a new Unitherm e.VEN EAHP 5 kW system, providing residents with heating, hot water, ventilation, and heat recovery in one compact unit.
The existing unit had become unreliable and inefficient, requiring frequent maintenance. To improve performance and reduce running costs, our team removed the old system and installed the new e.VEN EAHP, carrying out full plumbing and electrical alterations, ducting modifications, and insulation improvements. Room and outdoor sensors were installed, and airflow was balanced to meet building regulations.
During installation, disconnected loft ductwork was identified, which would have reduced efficiency. Our engineers reinstated and sealed the ducting to ensure the system delivered its full performance potential.

Unitherm e.VEN EAHP Installation
The result was a fully commissioned system backed by a 7-year manufacturer’s warranty. Residents now benefit from reliable heating, hot water, and ventilation, while the client gains long-term energy savings, compliance assurance, and a reduced carbon footprint.

Case Study: Nibe Upgrade Project – Heating & Ventilation
This project shows how outdated Nibe units were replaced with modern Nibe F730 systems, providing residents with efficient heating, ventilation, and hot water.
The older units required frequent repairs, leading to high costs and poor performance. To ensure long-term reliability, our client commissioned a large-scale replacement programme, beginning with a successful pilot installation that led to over 150 units being scheduled for upgrade across multiple sites.
Our team isolated and removed the old systems, adjusted plumbing and electrics, and installed new Nibe F730 units. Works included ducting modifications, air balancing, and insulation improvements, with tenant orientation provided at handover. Temporary heaters were used where required to protect resident comfort during installation.

The result was a more efficient, reliable, and sustainable heating and ventilation solution. Residents benefited from improved comfort and reduced energy bills, while the client gained long-term cost savings, compliance assurance, and reduced carbon footprint.

OUR SECTORS

5-star: Excellent company
Really excellent company. Reliable and skilled team. All costs are explained upfront, and best advice given. They fitted my first boiler years ago, and my new one just over a year ago.
More recently they’ve carried out a range of gas works and serviced the boiler.
