Each year, we publish our call-out and service rates for transparency and consistency. This isn’t about marketing, promotions, or chasing the lowest number, it’s about being clear, compliant, and accountable.
For 2026, our rates reflect the real cost of delivering safe, competent, and properly governed building services in today’s regulatory environment.

The Reality Behind a Call-Out
A call-out is not simply time on site. It is the end result of a system designed to protect people, property, and compliance.
When you book an engineer with Advanced Maintenance UK Ltd, you are paying for:
Fully qualified, accredited engineers (Gas Safe, OFTEC, FGAS, G3, etc.)
Ongoing training and competency assessments
Compliance with current legislation, guidance, and industry standards
Robust health & safety systems, RAMS, and safe working practices
Insurances, auditing, and external accreditation costs
Proper diagnostics, not guesswork
Clear documentation and traceable records
In short: you are paying for work that stands up to scrutiny, not just work that “gets it going”.
Why Cheap Pricing Usually Isn’t Cheap
We’re upfront about this because it matters. Low call-out rates often mean corners are being cut somewhere:
Reduced time on site
Limited fault-finding
Inexperienced or underqualified engineers
Missing paperwork or incomplete records
Increased likelihood of repeat failures
That might look cheaper on the day, but it rarely is in the long run. Our pricing is structured to allow engineers the time and authority to do the job properly, safely, and compliantly the first time.
2026 Domestic Call-Out Rates (Reactive)
These rates apply to unplanned or urgent issues, such as breakdowns, leaks, or loss of heating or hot water.
Standard Hours (Mon–Fri, 08:00–17:00)
First hour: £120 + VAT
Each additional hour: £80 + VAT
Out of Hours (Evenings, Weekends & Bank Holidays)
First hour: £180 + VAT
Each additional hour: £110 + VAT
Out-of-hours availability exists because some issues cannot wait, and maintaining that availability comes with real cost.
Fixed-Price Domestic Services (2026)
Certain services are priced as fixed costs so you know exactly what you’re paying for in advance:
Gas Boiler Service (under 70kW): £125 + VAT
LPG Boiler Service (under 70kW): £140 + VAT
Gas Fire Service: £125 + VAT
Oil Boiler Service: £180 + VAT
Landlord Gas Safety Check: £125 + VAT
Combined Boiler Service & Safety Check: £175 + VAT
Back Boiler Service: £150 + VAT
HIU & MVHR Service: £170 + VAT
These prices include the time required to service equipment to manufacturer guidance and regulatory expectations, not rushed inspections.
Commercial Reactive Call-Out Rates (2026)
Commercial systems are typically larger, more complex, and subject to stricter compliance requirements.
Inside the M25
Standard hours: £125 + VAT
Out of hours: £165 + VAT
Outside the M25
Standard hours: £105 + VAT
Out of hours: £140 + VAT
For commercial servicing, remedial works, or planned maintenance, we provide written quotations aligned to site requirements, compliance needs, and reporting expectations.
